What did the latest MND Economy Index find?

Mexico's economy scored 74.5 out of 100 in the sixth edition of the MND Economy Index from Mexico News Daily, which uses data mainly from August 2026. That is up 1.4 points from the prior month, the highest score since the index launched, and only 0.5 points short of the 75 needed for a 'strong' rating.

The index combines 19 indicators across 10 pillars into one number. Four pillars improved, five slipped slightly & one held steady, but the gains outweighed the dips. Since March 2025, the score has climbed 17.6 points, and it rose more than 10 points between March & August of this year alone.

Which parts of the economy are performing best?

    • Inflation (9.54/10): annual inflation was 3.26% in August, close to the Bank of Mexico's 3% target.
    • Monetary policy (9.46/10): the benchmark rate held at 6.50%, with a real interest rate of 3.24%.
    • Manufacturing (8.53/10): export revenue rose 40.4% year over year & factory output grew 4.1%.
    • Economic growth (8/10): the economy grew 3.5% year over year, with construction, including housing, cited as a driver.
    • Sovereign risk (7.72/10): Mexico's 5-year credit default swap spread narrowed to 77.89 basis points.

The softer areas were currency stability (6.73), investment climate (6.46), productivity (6.4), labor & employment (6.11) and external income (5.51). Remittances fell 3.6% year over year in August, while international tourism spending rose 7% to $2.4 billion.

What does this mean for real estate investors in San Miguel de Allende?

For investors, the most useful signal is stability. Low, predictable inflation & steady interest rates make the numbers easier to model, from acquisition costs to renovation budgets to annual carrying expenses. A narrowing sovereign risk spread also tells you that global markets see Mexico as a safer bet than they did a year ago.

Two details in the report matter specifically for property investors. First, construction, including housing, was cited as a driver of the 3.5% growth figure, which signals confidence in the sector itself. Second, international tourism spending rose 7% to $2.4 billion in August. San Miguel draws visitors from around the world, and that steady flow of travelers is what keeps well-located homes & vacation rentals occupied season after season.

Why does the peso matter so much to investors?

The peso is where national data touches your return most directly. It traded near 16.99 to the dollar at the end of August, then weakened about 6% to roughly 18.08 by the end of September. Most San Miguel homes are listed in US dollars, but Notario fees, acquisition tax, permits & most renovation work are paid in pesos.

When the peso softens, your dollars stretch further on closing costs & remodels, which can meaningfully improve the all-in basis on an investment property. If you are planning a purchase plus a value-add renovation, it is worth watching the exchange rate as closely as the list price. Our peso outlook for the second half of 2026 covers the forecasts in more detail.

Should national numbers change your investment timing?

National data sets the backdrop, while local sales data tells you what homes are actually selling for. In San Miguel, recorded sales, days on market & price reductions vary a lot by neighborhood & price range, so the smartest entry point starts with the local numbers.

Our monthly San Miguel Market Report tracks final recorded sale prices, and the Price Drops list surfaces homes with reductions of 5% or more, often where the best investor opportunities appear first.
