Rent in San Miguel de Allende is not a single number. It is a range that depends on three things: neighborhood, finish level, & whether you are doing a long-term lease or a furnished short-stay.
Here is what current 2025 rentals actually look like.
The Honest Ranges
For long-term unfurnished or partially furnished leases (6 to 12 months):
• 1-bedroom, $700 to $1,400 USD per month
• 2-bedroom, $1,200 to $2,800 USD per month
• 3-bedroom or single-family home, $2,000 to $5,000+ USD per month
For short-term furnished rentals (1 to 3 months), expect to pay roughly 2x to 3x the long-term equivalent, especially in high season (November through February).
What Drives the Range
Three factors do most of the work:
• Neighborhood, Centro & Atascadero command the top of the range. Guadiana sits high. San Antonio, Guadalupe & the outer neighborhoods sit lower.
• Finish & character, an architect-finished property with rooftop, gardens & high-end kitchen will rent for double what a comparable square-footage rental with builder-grade finish does.
• Furnishings & utilities included, a furnished home with internet & gardener bundled in is a meaningfully different product than an unfurnished long-term lease.
Common Mistakes Foreign Renters Make
• Booking long-term sight unseen. Listings photograph beautifully. Cobblestone noise, climbing access, & summer humidity in certain pockets do not show up in pictures.
• Paying the short-term furnished rate for a long-term need. If you know you want six months or longer, look for true long-term inventory, not Airbnb extensions.
• Underestimating utilities for high-end homes. A pool, a heated patio & a large garden add real monthly cost.
• Skipping the written lease. A simple Spanish-language lease, reviewed by someone local, protects both sides.
Where Long-Term Rentals Are Actually Found
Most quality long-term rentals in San Miguel never make it to the international short-term platforms. They circulate through local Facebook groups, word of mouth, & the inventory of established local agents. If you are searching only on Airbnb or VRBO, you are seeing a small & expensive slice of the market.
