Sellers who price correctly on day one still move. I pulled every number from AMPI MLS activity between January 1 & June 24, 2026, & built it into a full interactive report you can explore at How's the Market.

This is the short version. If you want the charts, the month-by-month detail, & the buyer demographics behind these figures, the complete market report is where to go.

What does the first half of 2026 actually tell us?

It tells us San Miguel is a steady, well-stocked market where buyers have time to think. One hundred eighty-five homes changed hands for $113 million while 603 new listings came online, which works out to roughly three fresh options for every buyer who actually signed. Supply is healthy, competition among sellers is genuine, & patient buyers are being rewarded.

    What did prices do?

The median held at $480K for the half, but the monthly path was jagged: $445K in January, a $606K peak in February when dollar-priced luxury homes closed, then easing to $399K by June as more local, peso-priced mid-market sales came through. That swing reflects which homes happened to close each month, since a handful of dollar-priced luxury sales in Centro & Guadiana can lift a single month far more than any real change in values. Read it alongside our cost of living guide.

How much room is there to negotiate?

More than most sellers expect. Of 339 directional price changes, 311 were reductions & only 28 were increases, with a median cut of 6.9%. The median closing landed at 96% of the final ask, & about 24% still sold at or above asking. In practice, the homes priced close to recent comparable sales tend to get the showings in the first few weeks, while the ones priced on hope usually sit through a season before the owner trims the number anyway.

How long are homes taking to sell?

Six months, 178 days, is the median from listing to closing. Roughly 22% closed inside 90 days & about 7% sat for more than a year. What separates the fast sales from the slow ones usually comes down to the launch price, the photography, & whether the listing was marketed to the right audience from week one, which is exactly what I cover on selling your home.

    Who is buying here?

Americans accounted for 66% of identified buyers, Mexicans 17%, & Canadians 9%. Nearly six in ten buyers were sixty or older, & 56% of sales closed under $500K. San Miguel is still very much a retirement & second-home market, but the mid-market is where most of the real volume lives.

What should I do with this if I am buying?

Use the leverage, but use it precisely. With this much inventory you can afford to be selective on neighborhood, light, & condition rather than chasing the first thing you like. Start with the buyer's roadmap, download the free Insider's Guide, & get familiar with the neighborhoods before you tour.

What should I do with this if I am selling?

Price it right the first time. The data is unambiguous: homes that launch correctly transact near ask in a reasonable window, & homes that launch high spend months collecting reductions before selling for less than they would have. If you want an honest read on your property, start here.
